How this estimate is calculated

We estimate net income by applying indicative Australian resident tax rates (2024–25) plus the Medicare levy, split across the number of earners you enter. We subtract an indicative HEM-style living-expense figure (scaled by household size) and your existing monthly debt repayments to find a monthly surplus. That surplus is then converted into a maximum loan at an assessment rate = your interest rate + a serviceability buffer (default 3%) over your chosen term. The lower end of the range applies extra conservatism to living expenses. These are simplified assumptions and ignore things like HECS/HELP, rental income, negative gearing, offsets and lender-specific policy — which is exactly what a full assessment accounts for.
